The best-value homes are often the hardest to find. They shouldn't be.

We've been buying, fixing, letting and occasionally regretting property for about two decades. Long enough to have seen three “once in a generation” crashes, several hundred “deceptively spacious” box rooms, and one estate agent describe a flat beside a motorway as having “excellent transport links”. He wasn't wrong.

Our first step onto the ladder wasn't a dream home. It was a repossession. It had tired carpets, a kitchen from an era best left undiscussed and a garden that was technically a jungle. It was also well below what the houses on the same street were selling for, because the lender wanted a clean, quick sale rather than a relationship.

That gap did the heavy lifting. A bit of paint, a lot of patience and several dramatic sighs at the ceiling later, the home was worth noticeably more than we'd paid. That equity became the deposit for the next one, and the next one after that. The boring truth about building capital in property is that you mostly make your money on the day you buy, not the day you sell.

The less charming truth is how hard those homes were to find. They were buried in agents' listings with no mention of what they were, scattered through auction catalogues, or hiding on court websites in languages we'd last studied at school, badly. Plenty weren't bargains at all, just ordinary homes with extraordinary problems: a lease running out, damp “nobody had noticed”, or a legal snag on page forty of a report nobody reads past page three.

We'll also tell you when we're not sure, which in property is rarer than a surveyor who says “no issues found”.

Every repossession is somebody's hard story, and we treat it that way: we never show names or anything that identifies the people involved. What we can do is make sure the next owner buys with their eyes open, and maybe gets their own first step on the ladder the way we did.
